Plan Commission Meeting
Monday, August 29th 2022

The Town of Dodgeville Plan Commission met on Monday, August 29th at 6:00 P.M. Planning Commission Chairman Larry Nelson called the Planning Commission meeting to order at 6:00 P.M.

Plan Commission Committee members in attendance were Larry Nelson, Curt Peterson, Peter Vanderloo, Paul Lawinger and Mary Wilson. Absent was Krista Dolan.

Others in attendance: Andy Hatch, Dan Dreessens, Sean Dreessens and Dale Weier.

Planning Commission member Larry Nelson verified that proper notice of the public hearing was posted on August 22nd, 2022 in accordance with WI Statutes 19.84 (3) at the Town Message Boards at Pleasant Ridge Store, Mueller Implement and the Town Office. Curt Peterson made a motion to approve the public notice and agenda. Peter Vanderloo seconded the motion. Motion carried.

Peter Vanderloo made a motion to approve the June 27th, 2022 Plan Commission meeting minutes as presented. Paul Lawinger seconded the motion. Motion carried.

The Planning Commission and petitioners discussed the rezoning application of GD Dairy to reduce a 7.2 acre AR-1 lot to a 2.03 acre lot located at 4893 State Road 23 and to rezone 32.70 acres from A-1 Ag & AR-1 to AB-1 Ag-Business located on State Road 23 all in part of the NW ¼ of the SE ¼ of Section 28, Town 7 North, Range 3 East with the conditional use permit for the purpose of constructing a cheese processing and packaging facility, small retail area, and a single family residence for employee use on the 32.70 acre parcel. The petitioner provided details in regards to the rezoning request and presented preliminary plans in regards to the cheese processing and packaging facility. The Planning Commission discussed the possibility of rezoning 35 acres versus 32.70 acres to AB-1 Ag Business to meet the density standard for the home requested with the conditional use permit. Paul Lawinger made a motion to recommend the approval of the rezoning application of GD Dairy to reduce a 7.2 acre AR-1 lot to a 2.03 acre lot located at 4893 State Road 23 and to rezone 35 acres from A-1 Ag & AR-1 to AB-1 Ag-Business located on State Road 23 all in part of the NW ¼ of the SE ¼ of Section 28, Town 7 North, Range 3 East with the conditional use permit for the purpose of constructing a cheese processing and packaging facility, small retail area, and a single family residence for employee use on the 35 acre parcel. Mary Wilson seconded the motion. Motion carried.

The Planning Commission and Dale Weier discussed the Land Use Plan in regards to potential uses and residential allowances on a parcel owned by Weier Family Trust. Town Chairman Curt Peterson had requested that this item be placed on the next planning commission to provide further clarity in regards to the potential uses after reviewing the Comprehensive Plan.

Planning Commission Chairman, Larry Nelson and Sara Olson discussed the need to look at and potentially revise the Land Use Map H.1 due to discrepancies between two different Land Use Maps that have been used over the last several years. The Planning Commission request that Clerk/Treasurer Sara Olson notate the differences between the maps and present the information to the Planning Commission at the next meeting.

Curt Peterson made a motion to adjourn the meeting at 6:54 p.m. Mary Wilson seconded the motion. Motion carried.
