Plan Commission Meeting
Monday, September 27th, 2021

The Town of Dodgeville Plan Commission met on Monday, September 27th at 6:00 P.M. Planning Commission Chair Larry Nelson called the Planning Commission meeting to order at 6:03 P.M.

Plan Commission Committee members in attendance were Larry Nelson, Peter Vanderloo, Curt Peterson, Pam Johnson-Loy, Paul Lawinger and Mary Wilson. Absent was Krista Dolan.

Others in attendance: Jason Goodman, Jerry Unbehaun, Linda Unbehaun, Adam Crist, Andrea Potterton, Keric Potterton, Stan Olson and Laura Olson.

Planning Commission Chairman Larry Nelson verified that proper notice of the public hearing was posted on September 15th, 2021 in accordance with WI Statutes 19.84 (3) at the Town Message Boards at Pleasant Ridge Store, Mueller Implement and the Town Office. Curt Peterson made a motion to approve the public notice and agenda. Peter Vanderloo seconded the motion. Motion carried.

Mary Wilson made a motion to approve the July 26th, 2021 Plan Commission meeting minutes as presented. Pam Johnson-Loy seconded the motion. Motion carried.

The Planning Commission discussed the rezoning application of JSP Property Holdings LLC to rezone 10 acres more or less from A-1 to AR-1 located in the SW ¼ of the NE ¼ and the NW ¼ of the NE ¼ of Section 30, Town 7 North, Range 3 East located at 3826 County Road M. Curt Peterson made a motion to recommend approval of the rezoning application of JSP Property Holdings LLC to rezone 10 acres more or less from A-1 to AR-1 located in the SW ¼ of the NE ¼ and the NW ¼ of the NE ¼ of Section 30, Town 7 North, Range 3 East located at 3826 County Road M with the appropriate acreage being placed into the conservancy district to meet the density standard. Peter Vanderloo seconded the motion. Motion carried.

The Planning Commission discussed the rezoning application of Jason & Vicki Goodman and Paul & Mary Dolan to rezone 2.67 acres more or less from A-1 Ag & AR-1 to AR-1 located in pt of the NW ¼ and SW ¼ of the NW ¼ of Section 34, Town 7 North, Range 3 East located at 4463 County Road ZZ. Curt Peterson made a motion to recommend the approval of the rezoning application of Jason & Vicki Goodman and Paul & Mary Dolan to rezone 2.67 acres more or less from A-1 Ag & AR-1 to AR-1 located in pt of the NW ¼ and SW ¼ of the NW ¼ of Section 34, Town 7 North, Range 3 East located at 4463 County Road ZZ. Pam Johnson-Loy seconded the motion. Motion carried.

The Planning Commission discussed the Land Use Plan in regards to the density standard for the property currently owned by Stan Olson to verify if another residence can be placed on the land. On April 17th, 2006 Stan Olson rezoned 5 lots that totalled 64.36 acres and placed 110.64 acres into the AC-1 district to meet the density standard. Stan Olson has 63 acres remaining and is zoned A-1 Ag and contains an existing home. The Planning Commission indicated that an additional 7 acres would need to be obtained to meet the density standard to allow for an additional residence.

There were no correspondence or other matters.

Mary Wilson made a motion to adjourn the meeting at 6:54 p.m. Pam Johnson-Loy seconded the motion. Motion carried.
